Thank you for your interest in my Total Access Marketing Plan. This plan is divided into six sections which represents the various stages which we will go through as we market your property and bring about a successful closing.
Pre-Listing Promotional Stage
The “Pre-Listing Promotional Stage” is primarily used to prepare the home for sale, to produce some high quality marketing materials and to “pre-market” your home to Fayetteville agents and buyers. Of course, the objective is to create interest for your property prior to offering it on the open market. Properly executed, this stage will ensure that the maximum number of prospective buyers are aware that your home will be available soon creating a flurry of showing activity from the most highly motivated buyers, early on in the listing period.

Reviewing Offers

Present all written offers to you in a timely manner between 830 am and 8:30 pm

Fully explain all terms and conditions to you

Make strategic recommendations to help maximize the selling price and improve terms in your favor

Negotiate on your behalf with the buyers agent for the best possible price and terms
Upon Acceptance

Ensure that you receive true copies of all documents which form part of your agreement, signed by all parties to the contract.

Arrange all appointments for home inspection and appraisals, if a condition of the offer.

Keep you informed of any progress made in fulfilling the condition on the contract

Deliver a copy of the final “removal of conditions” to you.
Upon Firm Sale

Advise you of any actions which may be required on your part between now and closing.

Convey copies of all document to the lawyer of your choice for preparation of title transfer.

Hold keys to your property in trust until such time as your lawyer authorizes the release

Handle all details of the possession with the Buyers agent and report the results to you.
